The growing popularity of Airbnb and VRBO - or short term rentals, has grown exponentially over the last few years. Before you invest in a property with a short-term rental history, be sure to check with the local government planning department first.

If you are looking in the Asheville City limits, it is unlikely that you can have a short term rental of the entire property; however you may be able to rent out part of your property. If you don't plan to rent out the entire dwelling, it may qualify as a 'homestay'. If a homestay permit is granted, the guests may rent out up to two rooms, as long as you are present in the home when the guests are there. Of particular note is that the guest rooms cannot have their own full kitchens. Many have mini kitchens - think the kind of level of a hotel room.

You may also ask the City Council for conditional zoning to allow STVR - which will allow you to rent out the whole property.
